Thanks for checking out the February edition of THE BRUCE BEAT—and welcome back.
The start of the year has brought a few changes on my end, including a new brokerage and a refreshed home for this newsletter, but my focus remains the same: helping people navigate the Chattanooga real estate market with clarity and confidence.
Speaking of the market, things continue to feel calmer and more balanced than they have in recent years—and that’s not a bad thing. Prices are steadier, buyers aren’t feeling rushed, and sellers are approaching decisions with more intention. While interest rates still dominate headlines, what’s encouraging is the return of planning. Buyers have more options and room to negotiate, and sellers are open to creative solutions that make deals work.
It feels less reactive and more thoughtful out there—which is usually when the best decisions are made.
Whether you’re considering a move this year, or just paying closer attention so you’re ready when the timing feels right, this is a great season to get positioned. And as always, I’m here to help however that looks for you.


My Date Night Recommendations It’s February, and whether you’re looking for the perfect place to take your Valentine or just want to refresh your list for future date nights, this felt like the right month to share some of my personal favorites. I know I’m probably leaving a few great spots off the list, and there are definitely some newer restaurants I haven’t made it to yet. I also won’t pretend to be some kind of romance expert—but I do love good food, and my wife and I (along with groups of our friends) get out enough to know what feels like delicious food paired with a great atmosphere. Chattanooga has no shortage of amazing places to eat, from breakfast to casual dinners. But to keep things on theme, I’m sticking strictly to what I consider some of the best date night dinner spots in the area. And yes… I can’t believe I’m sharing a Chattanooga restaurant list without Tremont Tavern on it—but here we go. Il Primo Northshore Friendly neighborhood Italian restaurant & bar.
STIR Downtown Sprawling, industrial-chic space offering modern American eats, craft cocktails & an oyster bar. Cold Nights, Warm Stages February can still be pretty chilly around Chattanooga, and that usually means the event calendar is a little lighter—especially with outdoor spaces harder to plan around this time of year. But that doesn’t mean the music stops.
Thankfully, we’ve got some fantastic indoor venues that keep things happening year-round, giving us plenty of reasons to get out of the house even in the coldest months. Supporting these local spots helps keep Chattanooga’s creative scene vibrant—and keeps our city from turning into just another beautiful, sleepy town.
So bundle up, head out, and catch a concert, a show, or a comedian this month. The lights are on, the stages are warm, and there’s still plenty to enjoy.
