Welcome to the July edition of THE BRUCE BEAT. This may be the hottest edition of the year—but that's probably just because it's July in Tennessee!


Let's jump right into it.


One of the most common things I hear from prospective buyers is, "I'm waiting for interest rates to come down." And I understand that. Mortgage rates remain higher than many people would like, and affordability continues to be a challenge for some buyers.


But while many people are waiting, life keeps moving. Families grow, careers change, leases expire, and housing needs evolve. In many cases, waiting for the "perfect" market conditions can mean missing opportunities that are available today.


What many buyers don't realize is that homeownership doesn't have to begin with the forever home you've always imagined. For some, it starts with a condo, a townhome, or a modest starter home. The important thing is getting into a property that fits your current needs and budget while allowing you to begin building equity.

Unlike rent payments, which primarily provide housing for the month ahead, a portion of your mortgage payment goes toward ownership of an asset. Over time, that equity can become a valuable tool when you're ready to move into your next home.


Will interest rates eventually come down? Most experts believe they will at some point, although nobody knows exactly when. In the meantime, many buyers are discovering that purchasing a home now and refinancing later may be a better strategy than continuing to wait on the sidelines.

Cool Off Close to Home


July is vacation season, but not every getaway requires a plane ticket or a week off work. When the Tennessee summer heat arrives, many of us start looking for ways to get near the water, and fortunately, some of the Chattanooga area's most popular camping destinations are located on beautiful lakes, rivers, and streams. Whether you're pitching a tent, parking an RV, or simply looking for an affordable escape close to home, these local favorites offer a great way to enjoy the outdoors and make the most of summer.


Located on Chickamauga Lake with nearly 40 miles of shoreline, this is one of the best waterfront camping destinations in the area. There are campsites, fishing, kayaking, hiking trails, and plenty of room to spread out. Many local campers actually prefer it over Chester Frost because it tends to feel less crowded.


A Chattanooga summer classic. Located directly on Chickamauga Lake, it offers waterfront campsites, swimming, fishing, boating, and family-friendly amenities. Campsites are generally very affordable, making it a great weekend getaway without leaving Hamilton County.


3. Davis Pond (Prentice Cooper State Forest)

For a more primitive, budget-friendly experience, Davis Pond in Prentice Cooper is a local favorite for those wanting to disconnect and enjoy nature without campground crowds. It’s often recommended for a free or very inexpensive camping option.


4. Thunder Rock Campground (Ocoee Area)

About an hour from Chattanooga, Thunder Rock sits along the Ocoee River and offers easy access to rafting, fishing, and hiking. It feels like a mountain getaway without a long drive. Local outdoor enthusiasts regularly recommend the Ocoee area for summer camping.


5. Skull Island Campground (Chickamauga Lake)

Located on Chickamauga Lake just north of Chattanooga, Skull Island Campground offers waterfront camping with easy access to fishing, boating, and kayaking. It’s a convenient and affordable option for a quick weekend getaway close to the city.

 

Chattanooga makes it pretty easy to enjoy summer without going far—another reason so many people are proud to call this place home.



 

Make the Most of July

One of my favorite parts of putting together this newsletter each month is sharing some of the things that make living in the Chattanooga area so enjoyable. Along with this month's concerts and other events, I've also included the July home schedule for the Chattanooga Lookouts. I've only made it to a couple of games at Erlanger Park so far, but I've had a great time both times. The stadium is amazing, and even if you're not a baseball fan, I think you'll enjoy what this new venue has brought to our city.
