Strategy Season

March always feels like the starting line for real estate season. The days are getting longer, the weather is warming up, and you can feel a little more energy building in the market.

We’re beginning to see more homes hit the market as sellers prepare for the spring push. That said, inventory is currently outpacing the number of active buyers. The buyers who are out there are being thoughtful and strategic — taking their time, weighing options carefully, and making calculated decisions rather than rushing into bidding wars.

It’s a different pace than the frenzy we experienced a few years ago, and in many ways, it’s a healthier one. Preparation and pricing matter more than ever for sellers, and buyers have the opportunity to move with intention instead of pressure.

As we head further into spring, momentum will continue to build — but strategy, patience, and positioning will be key on both sides of the transaction.

Chattanooga’s Irish Roots

March isn’t just about shamrocks and green decorations. Irish heritage has been part of Chattanooga’s story for nearly two centuries.

In the mid-1800s, Irish immigrants came to Chattanooga to help build the expanding railroad system that established the city as a transportation hub. Many settled in an area known as “Irish Hill,” near what is now East 8th and 9th Streets. It was a modest but close-knit community that played a meaningful role in shaping the growing city.

That neighborhood was also central to Chattanooga’s early Catholic presence. Basilica of Saints Peter and Paul traces its roots back to those immigrant families, many of whom helped build and sustain the church in the late 1800s. The Basilica still stands today as both an architectural landmark and a reminder of those early settlers.


While Irish Hill itself faded as the city evolved, its legacy remains woven into Chattanooga’s foundation.


Today, the Irish spirit is still felt around town each March. Chattanooga hosts festive St. Patrick’s Day activities downtown, including parades and pub crawls that bring friends and neighbors together in green. Whether you’re enjoying live music, gathering with friends, or simply learning a bit about Celtic traditions, March in the Scenic City offers plenty of ways to feel a little Irish — even if you’re not.

From live concerts that get your feet moving to comedians who remind us not to take ourselves too seriously, March has plenty of opportunities to hit pause, enjoy the moment, and soak up some good vibes.
