Opening Doors This Spring

May is here, and with it comes longer days, warmer weather, and that steady sense that things are picking up again. The real estate market is feeling a bit like spring too—active, but still requiring a thoughtful approach. Interest rates continue to shift, and while that’s causing some hesitation, buyers and sellers who have a clear plan are still finding success.


One piece of news I’m especially excited about this month is a new Down Payment Assistance Program launching in Chattanooga. The city is partnering with the Tennessee Housing Development Agency to offer up to $21,000 to qualified first-time buyers to help with upfront costs. It’s structured as a 0% interest deferred loan with no monthly payments, which could be a game-changer for many people who are ready to buy but struggling to get through the door.

Nightfall Concert Series Returns

If you’ve spent any time in downtown Chattanooga on a Friday night in the warmer months, you’ve likely heard live music echoing through the city. That’s Nightfall Concert Series—a long-standing local tradition that returns this May for another great season.

Nightfall began in 1988 as part of a broader effort to bring energy back to downtown Chattanooga. Over the years, it has grown into one of the city’s most anticipated annual events. Held at Miller Plaza, the free weekly concert series draws thousands of people who gather to enjoy live music and the vibrant downtown atmosphere.

What truly sets Nightfall apart is its commitment to original music. You won’t find tribute acts or cover bands on this stage—only artists performing their own work (with a cover here or there, of course). That focus has helped build a strong reputation and has brought an impressive range of talent to Chattanooga throughout the years, including acts like John Prine, Buddy Guy, Bela Fleck, JJ Grey & Mofro, Dawes, Dr. Dog, Lake Street Dive, and many, many others (see the impressive list here).


Nightfall also plays an important role in supporting the local music scene by giving original Chattanooga artists the opportunity to open for nationally touring headliners, offering valuable exposure and helping grow the city’s creative community.


Now entering another exciting season, Nightfall remains a cornerstone of Chattanooga’s culture and a perfect way to start the weekend. Whether you’re meeting friends, grabbing dinner nearby, or just enjoying the energy of downtown, it’s one of those experiences that makes living here feel a little more connected. May Is Made for This

You can still catch a great show indoors this month, but let’s be honest—May is when Chattanooga really starts to shine, as the doors fly open and the city shifts outside. With the return of the Nightfall Concert Series every Friday night, the energy of the Chattanooga Market each Sunday, and a full lineup of races like Gran Fondo Hincapie, IRONMAN 70.3 Chattanooga, and the Chattanooga Chase, the city is buzzing. Add in food and drink festivals and unique events like Spirits in the Wild, and there’s a little something for everyone this month. Also, if you haven’t been out to the brand new Erlanger Park to see the Chattanooga Lookouts play ball, you should definitely make plans to do that soon—it’s an incredible experience!
